Area55 Futuro LLC (“Area 55,” “we,” or “us”) offers private stays at the Futuro in Joshua Tree, California. This policy explains how we handle information when you visit our website, contact us, join our mailing list, or book a stay. Our main website uses Squarespace; direct reservations use Lodgify and its checkout. External booking platforms and payment services also have their own privacy notices.

Information we collect

  • Contact and inquiry information: names, email addresses, phone numbers, social-media handles when supplied, and the messages or forms you send us.

  • Reservation information: stay dates, guest count, booking references, preferences, communications, and details needed to manage your stay. We may receive these from you or a booking platform such as Airbnb or Lodgify.

  • Transaction information: amounts, payment status, transaction references, and related booking records. Stripe and PayPal are enabled for our Lodgify reservations; the provider used depends on the transaction. Please do not send full card details by email or guest message.

  • Mailing-list information: signup details, preferences, and email delivery or engagement information where those features are used.

  • Website usage information: pages visited, referral sources, device and browser information, IP addresses, approximate location, and cookie or similar identifiers collected by our website and service providers. Measurement may connect an eligible visit with a direct-booking event and booking value.

If you share an accessibility need, health concern, or other sensitive detail, please provide only what is necessary for us to respond. You can contact us to ask about the information associated with your stay.

How we use information

We use information to answer inquiries, provide quotes, manage reservations and payments, communicate about stays, coordinate necessary property services, maintain business records, address misuse or disputes, and meet legal obligations. Website measurement helps us understand how visitors find Area 55 and improve the booking experience.

When you subscribe, we use your details to send property updates, newly available dates, and occasional offers. Marketing signup is separate from booking. We also use AI-assisted software, including OpenAI tools, to help organize information and prepare communications. Consequential guest decisions, such as cancellations or refunds, remain subject to the owner's approval.

Service providers and other disclosures

Information is processed by services used to operate Area 55, including Squarespace for website and form features; Lodgify for reservations and guest communications; payment providers; Google tools for email, internal records and Analytics; and AI-assisted software. Information may also be disclosed to property-service providers or professional advisers when needed for their work, or when required by law or reasonably necessary to address fraud, security incidents, claims, or the protection of people and property.

Within Area 55, human access to guest messages and reservation details is currently limited to the owner. This does not exclude processing by the service providers described here. No website, storage system, or transmission method can be guaranteed completely secure. Area 55 is based in the United States; providers may process information in the United States or other countries.

We have not sold customer information, uploaded guest or mailing-list contacts to Meta or Google advertising audiences, or shared those lists with marketing partners. This statement is separate from the operational service-provider processing described above.

Provider notices: Squarespace, Lodgify, Google, Stripe, PayPal, and OpenAI. External platforms may handle information independently under their own terms.

Cookies, measurement and browser choices

Our websites use cookies and similar storage for booking sessions, security, preferences, and measurement. Google Analytics and website-platform measurement can collect identifiers and information about pages, referrals, devices and eligible booking events. Third-party services, including analytics and embedded content, may collect information about activity over time and across websites under their own policies. Use the cookie banner to accept, reject, or review optional categories. On our main website, use Cookie preferences to revisit your choice. Lodgify booking pages have their own banner with Customize, Reject all, and Allow all. Choices on one domain may not automatically carry to another. Rejecting optional Analytics cookies does not prevent requesting a booking quote.

Some measurement requests can occur without storing Analytics cookies; rejecting optional cookies does not stop every connection to a provider. You can review or remove cookies in your browser, although blocking essential storage may affect booking functions. If you cannot find a control to change your booking-site choice, contact us for help. Our Cookie Policy provides additional information.

Browser privacy signals: Do Not Track and Global Privacy Control are different from the cookie choices above. Their effect can vary between providers, and we have not verified a uniform automatic response across our main website and booking checkout. Do not assume that a browser signal alone stops all measurement. Squarespace describes how Do Not Track affects its traffic measurement here. Please use the available cookie controls and contact us about any privacy right or preference you wish to exercise. This does not limit rights provided by applicable law.

How long information is kept

Retention depends on why information was collected, including managing stays, maintaining required business records, resolving disputes, and honoring your preferences. Necessary legal, tax, or dispute records may need to be retained after a stay or deletion request. Marketing records may include a limited suppression record to help avoid contacting someone who has unsubscribed. We do not currently operate an automatic deletion schedule for all guest records.

Our current Google Analytics settings retain event data for 2 months and user data for 14 months, with the user-data period resetting on new activity. These settings differ from cookie expiry and do not limit most standard aggregated reports. See Google's retention explanation.

Your choices and privacy requests

You can unsubscribe using the link in a marketing email or by contacting us. Necessary reservation, payment, safety and service messages may continue.

Contact us to request access to or correction of your information, or deletion of information we no longer need. Depending on applicable law, you may also have rights to portability, restriction, objection, withdrawal of consent, or opting out of certain uses. Exceptions may apply, including required records and legal claims. We may need to verify your identity before responding. Where applicable, you may contact your privacy regulator. Withdrawal of consent does not change the lawfulness of earlier consent-based processing.

Children

Our website and booking services are intended for adults arranging stays, not for children to submit information independently. Family reservations may include information about accompanying children supplied by an adult. Please contact us if a child has submitted information directly so we can review it.

Policy updates

We will post changes on this page and revise the effective date. For material changes, we will provide an additional website notice or direct communication where appropriate or required, and request fresh consent when required.
